LandPlan provides expert sectional title surveys for residential, commercial, and industrial developments across South Africa.
Our services support the legal establishment, registration, and management of sectional title schemes, ensuring that developers, body corporates, and conveyancers have accurate, compliant data to register and manage units effectively.
With a deep understanding of the Sectional Titles Act and SG Office requirements, we prepare and lodge Sectional Plans, Block Layout Plans, and Exclusive Use Area diagrams, providing end-to-end survey support from site measurement to plan approval.
Sectional Plans
Accurate measurement and drafting of Sectional Title Plans for registration with the Surveyor-General (SG). These plans define the precise layout, dimensions, and boundaries of each unit in a development.
Block Layout Plans
Block Plans showing the overall layout of buildings, common areas, and open spaces within the development. These are submitted along with the sectional plans for approval and registration.
Exclusive Use Areas (EUA) Plans
Identification and mapping of Exclusive Use Areas, such as private gardens, parking bays, or storage units allocated to specific sections. EUAs are clearly defined and labelled in accordance with SG standards.
Re-measurements and Amendments
Surveys to remeasure or amend sectional title plans due to building extensions, alterations, or updated SG requirements. We assist with documentation for lodgment and re-approval.
Consolidation of Sections and Schemes
Survey and planning support for consolidating units or merging sectional schemes, including plan amendments and re-registration processes.
Consulting for Developers and Conveyancers
Advisory support for developers during planning and construction phases, and technical consulting for conveyancers during the registration process.
A sectional title survey defines individual units within a multi-unit development, such as a block of flats, office park, or sectional complex.
These units are measured and mapped in terms of the Sectional Titles Act, allowing for their separate ownership and registration at the Deeds Office.
Each sectional title plan must be:
Surveyed by a registered land surveyor
Approved by the Surveyor-General
Compliant with current legal and planning frameworks
Without an approved sectional title plan, units cannot be registered or sold individually.
Fully registered with SAGC and authorised to undertake all sectional title surveys
Experience with large-scale residential estates, commercial parks, and multi-story apartment blocks
In-depth knowledge of SG requirements and Deeds Office processes
Quick turnaround from site measurement to plan lodgment
Integration with topographic, engineering, and legal boundary surveys for complete support
Professional communication with developers, architects, conveyancers, and body corporates
